Housing Disrepair, Damp and Mould Claim Pack (England)
GBP 19, one payment. Instant download after payment.
Self-help documents for tenants in England whose landlord has not carried out repairs. From keeping the right records, to a clear letter to your landlord, to the formal pre-court letter and a County Court claim if it comes to that.
Self-help information, not legal advice. Noverquis Ltd is not a law firm. Law checked 30 October 2026.
Who it is for
- Tenants renting a home in England: private landlords, housing associations and councils.
- People dealing with damp and mould, heating or hot water failures, leaks, faulty wiring or other repairs the landlord has not done after being told.
- Tenants who want to follow the steps the courts expect (the Pre-Action Protocol for Housing Conditions Claims (England)) and prepare their own paperwork.

What it covers
- Landlord and Tenant Act 1985 ss.9A (fitness for human habitation) and 11 (repairs).
- Awaab's Law for social housing in England (damp, mould and emergency hazards), including the date the government says it will extend to more hazards (30 November 2026, subject to Parliament).
- The Housing Health and Safety Rating System as amended from 23 June 2026.
- Small claims track limits for repair claims, and current court fees.
What it is not
- It is not legal advice, and it does not give advice about your particular case. Noverquis Ltd is not a law firm and is not regulated by the Solicitors Regulation Authority.
- It does not promise that your landlord will repair or pay compensation, or any outcome in court. There is no official table of percentages for compensation, and the pack does not pretend there is.
- It is not for Wales, Scotland or Northern Ireland, where different laws apply.
- It is not for lodgers, licensees, long leaseholders, eviction or rent arrears disputes, claims for serious injury, or claims for harassment or unlawful eviction.
- The documents are not official government or court forms. The Protocol's own annexes are free to download, and the pack tells you where.
